We have access to tenancy databases and can check prospective tenants creditworthiness and if they have a previous history with tenancy services. This can greatly reduce the risk of getting a tenant with a previous bad rental history

This is an in-depth report compiled at the commencement of a new tenancy, prior to the new tenant moving in. It notes the general condition of the property, any damages, defects etc. This report is used when the tenant vacates to ensure the property is left in the same condition barring wear and tear.

Regular property inspections are conducted throughout the year to ensure your property is being looked after and identify any maintenance that may be required. A report is sent and if necessary we will contact you to discuss any aspect noted n the report

We check rents daily so know immediately if a tenant has missed a payment. Often is just requires a phone call to rectify this. However we also send out the required notice of breach and will continually follow up, including home visits, until the rent is up to date again. In a few instances we will apply to tenancy services for an order to repay the rent or to terminate the tenancy.

On the first working day of each month, unless instructed otherwise, we pay our landlords all monies held direct into your nominated bank account. A statement is issued at the same time (generally by email) outlining the receipts and payments for the month. Copies of invoices are included.

Our commission is deducted automatically from rent collected.

No, you only pay for our services when the property is tenanted and rent is received.

You can have either a periodic or fixed term tenancy. A periodic tenancy does not have any specific time period and can be terminated by either the landlord of tenant giving notice to the other party. A fixed tenancy is for a specific time period, say 6 or 12 months. It has a start date and terminating date and cannot be ended by either party giving notice. The Tenancy Tribunal can end a fixed tenancy earlier if unforeseen circumstances create hardship for the tenant remaining tied by the tenancy.
